Information for Accommodation landlords
You select the desired package to test and register with your email address.
Afterward, you will receive an email with a link to your host account.
There, you can calmly add the remaining information and create and publish your accommodation online.
All steps are described, and we guide you intuitively until your accommodation is online.
The test can be canceled at any time – fair, transparent, and without a subscription trap!
We will also send you 2 emails before the test period expires, reminding you that the test is ending and that you can still cancel. But of course, we want to convince you to stay.
If we've convinced you with our platform, you can pay for your chosen package directly online (via our payment service provider with the usual payment methods) or you will receive an invoice for bank transfer 7 days after the trial period ends.
If you no longer wish to list your accommodation with us, you can click “Cancel Package” in the host account. This will automatically end the trial without any further obligations.
Free entries are often created once and then forgotten. They are not maintained, not updated, and thus often lead to false expectations for guests.
This not only damages the reputation of the platform but also causes disappointment among guests and room seekers when they encounter outdated or no longer available offers.
That’s why we deliberately rely on a model reserved for active and committed landlords. Hosts who take their offerings seriously and regularly maintain them. This keeps the quality high, the information up to date, and satisfaction maintained on both sides.
Not at all, every step is described and completed in a few minutes. With instructions and symbols, we guide you until your accommodation is findable in the search result.

We have consciously packaged only 2 essential options for landlords. BASIC is our gold standard with all functions to present your property in the best possible way. In the Premium package, you get the platinum standard, where you can also manage the rental through us (guest management, occupancy plan, invoices, etc.).
There are no additional costs for more photos, more description, or better placement. With us, everyone gets the best appearance with full coverage in their region.

Yes, you need a host account to create your accommodation and offer your worker rooms. The first 3 months are a trial period and therefore completely free! You can try everything out and during this time you get the same visibility as in the subsequent paid membership.

The most economical payment method is annually in advance. However, it is also possible to pay the chosen membership monthly. The selection is made during registration as a landlord.
The membership can be easily paid via online payments (cards, transfer).
Via this LINK, you can access the creation of your host account. There, you create a personal access with your data that serves as access for zimmmer.
We specialize in the rental of accommodations and rooms for mechanics, workers, and travelers. Therefore, you should definitely offer your rooms for this target group. This can be done either as a private room landlord (in your own home, vacation apartment, etc.) or as a commercial landlord (guesthouse, pension, hotel, etc.).
In your host account, you will find the option to create a new accommodation under the menu item "Accommodations & Rooms." First, you enter the description and photos of your accommodation with details about amenities, location, and other special features.
Then, under the item "Add New Room," you record your rooms. This is important because the occupancy plan is created with it, and you thus set the status of the room: "available," "occupied," or "not available." The room seeker also sees this in the search result.
"Not available" is a setting for rooms that are currently not rented because they are, for example, being renovated or offered otherwise.
In summary:
First, create the accommodation (the building, hotel, guesthouse, pension,...) and then record the respective rooms (worker's rooms, hotel rooms, worker's apartments,...) under it and indicate the current status.
As soon as this is done, you set the slider on the accommodation to "active," and your offer immediately appears in the search result - Good luck!
With our app, you can easily manage the status of your available worker roomss on the go, upload photos, and process inquiries.
You can find it for Apple devices in the App Store and for Android in the Google Play Store. Officially verified by the two largest providers of applications. Just download for free and log in with your credentials from Zimmmer.
You need meaningful photos of the sleeping area, the sanitary facilities (WC, shower, sink), the worker's room in general (dining area, special features, cooking facilities) and the building from the outside so that guests can easily find you upon arrival.
We also ask about the accommodation details, such as shared kitchens, common rooms, TV in the room, or free Wi-Fi. The more information you provide to those looking for a room, the higher the demand will be.
We review all entries and provide assistance if necessary with the selected photos or the information about the accommodation or the rooms. The goal is always to present your workers' rooms in the best possible way!
As a rule, photos from your phone should be sufficient. And preferably take them in landscape format with good lighting. The images should give a good insight into your accommodation on a monitor or phone display and attract new guests.
With the premium function of the online guest sheet, you can easily send your guests a generated link via your own email, SMS, or even WhatsApp. There, the guest sheet can be filled out and signed directly on the mobile phone. This way, you fulfill your duty to record the identity of your guests.
In the dashboard of your host account, you will receive the source code for a widget that you can display directly on your own homepage. This allows you to provide visitors to your website with the current room status from our platform. And if someone clicks on it, they will be taken directly to the information about your accommodation.
As an additional premium feature, you can also use your personal host page as a homepage. Your accommodation is accessible via a permanent link like https://www.zimmmer.at/en/accommodations/quartier-auerhahn.
Each membership includes one accommodation. However, it is possible to add multiple accommodations for a small additional fee. This is much cheaper than taking out a separate membership for each accommodation.
Most room seekers are companies looking for accommodations for their employees. To provide a clear presentation of the prices, we have decided to display the prices net (excluding VAT) and scaled according to the duration of the rental.
The minimum indication is a price per month. The prices per week or per day are not minimum requirements. This is to give the room seeker an idea of the price before booking with you. The agreement on the actual rental duration and the price charged for it is entirely up to you.
We have provided templates in the member area that we also use in our accommodations. These are partly editable signs for contact information, Wi-Fi access, or even house rules in different languages. You are welcome to use them.
This function is used to manage your guests in the rooms. First, you need to create an invoice recipient under the "Customers" menu item. This can be either a company or an individual. The occupancy plan is based on your property and the rooms you have created.
By clicking on the respective room, you can enter a customer and fill in the name of the guest. Additionally, contact details such as an email address and a phone number can be stored.
Below that is the booking duration with the check-in and later the check-out.
The widget is a handy tool to display your available rooms from our platform on your own homepage. If you are technically savvy, integrating it is not difficult. Otherwise, simply send the code snippet to your homepage manager, who will embed it for you. You will then have an availability display on your own page, which you can maintain through rooms.
When you create your accommodation, the Contact section appears at the very bottom. If you select "Contact person," your user data is saved as a contact that you can choose if there are multiple options.
If you select "General," your company's data will be displayed, and if you click on "Individual," you can enter a freely defined email address and phone number.
Especially when multiple users work for an accommodation, it is practical to provide a central email and phone number where someone is always reachable.
We work with the payment service provider Stripe, which processes payments for us. There are numerous ways to pay the membership fee, from SEPA direct debit to debit and credit card to PayPal. The booked membership period is automatically recorded upon conclusion. In the case of annual payment, a debit of the outstanding amount using the stored payment method will occur again after one year.
In the dashboard of your host account, you can easily manage your booked membership. You can always change the package or cancel it again after the booked period has expired, which of course we hope you won't ;-)
In your host account under the menu item "Requests," you will find all messages from room seekers who write directly via the platform. There you will find the contact details of the interested party and their inquiry.
It's best to call them directly or send them a message to their specified email address. We have deliberately decided not to depict the further message history on the platform so that you always have all correspondence in your personal email program.
As soon as an inquiry has been processed, click on done at the bottom right. Then it only appears in the overview when you use the slider "show completed requests."
